San Diego’s popular Hillcrest neighborhood is one of San Diego’s best real estate values for professionals and working-class residents alike. It is located near to downtown’s booming business district and industry around the port, and provide affordable housing facilities.
Hillcrest is located northwest of Balboa Park and south of Mission Valley. It is known for its “tolerance and acceptance,” its gender diversity, and numerous locally owned businesses, including restaurants, cafés, bars, clubs, trendy thrift stores, and other independent specialty stores. Hillcrest is also famous for mid-summer’s annual Lesbian and Gay Parade. Today Hillcrest is home to a prominent gay and lesbian community.
The most popular dining and shopping hotspots in Hillcrest are concentrated in “The Village” area bounded by Washington and University, between Fourth and Fifth Avenue. A Hillcrest landmark, the old Ken Cinema movie theater on Adams Avenue screens an eccentric offering of films, both classic and obscure.
Hillcrest has a high population density compared to many other neighborhoods. Real estate in Hillcrest San Diego is primarily made up of small (studio to two bedroom) to medium sized (three or four bedroom) apartment complexes/highrise apartments and small apartment buildings. Most of the residential real estate is renter occupied. Many of the residences in the Hillcrest neighborhood are established but not old, having been built between 1970 and 1999. A number of residences were also built between 1940 and 1969.
